Properties often move quickly, particularly during late spring and early summer when school schedules, commuting considerations, and warmer weather drive competition. For renters, asking prices vary widely by neighborhood. 

Commuting & Getting Around

The average commute for city residents is about 22 minutes, while the metro average is closer to 25 and a half minutes, shorter than national figures. Public transportation is an appealing option for some households. 

GRTC’s bus network is operating fare-free through fiscal year 2026, making it easier for families to save on daily travel costs. The Pulse bus rapid transit line offers frequent east–west service between Willow Lawn and Rocketts Landing, with shorter wait times during weekday peak hours.

Vehicle personal property taxes differ by location, with Henrico generally applying $3.50 per $100 of assessed value.

Virginia’s state income tax has four brackets: 2%, 3%, 5%, and 5.75%. In 2025, the standard deduction will be $8,750 for individuals and $17,500 for couples filing jointly.

Dominion Energy Virginia is the region’s primary electric provider, allowing customers to arrange service changes online. Richmond Gas Works serves much of the city and nearby areas, typically requiring three to five business days to complete routine service activations. 

The Department of Public Utilities oversees water, sewer, and stormwater services for all areas within city limits. Contacting each provider early helps avoid service gaps during your move.

Important Paperwork & Deadlines

The Commonwealth of Virginia requires a DMV address update within 30 days of becoming a resident. Vehicle registration should also be completed promptly, especially since tax rates depend on the locality where a vehicle is garaged.

Voter registration is available online, with standard deadlines 11 days before an election. Same-day registration is possible at polling locations using a provisional ballot.
